What a Residential Visit Looks Like

  1. You describe what you're seeing. Where, when, how often — by phone, email or through the contact form.
  2. We inspect. Indoors and out, depending on the pest. We look for the source, not just the symptom.
  3. We explain what we found in plain language — including whether a treatment is actually needed.
  4. We treat. Targeted, appropriate to the pest and the property.
  5. We give prevention recommendations you can actually act on yourself.
  6. We follow up if a second visit is recommended.

What We Won't Do

We won't recommend treatments that aren't needed. We won't lock you into a recurring contract before we've even seen the property. And we won't use a heavier product when a more targeted approach will work just as well.

What We Look At Beyond the Pest Itself

The pest is usually the easiest part. The harder questions — and the ones that determine whether the problem comes back — are around the building and the surrounding property:

  • Are there gaps under exterior doors, garage doors, or around utility penetrations?
  • Are crawlspace vents and attic screens intact?
  • Is there moisture damage in obvious areas — under sinks, around windows, on deck connections?
  • Is vegetation touching the building?
  • Are firewood, debris, or stored materials within a few feet of the foundation?
  • Is garbage, compost, or bird seed stored in a way that attracts pests?

We'll point these out and give you a short, practical list of things you can do yourself to reduce future pressure.

If you're renting and you've discovered a pest issue, talk to your landlord first — most pest control in rental properties is the landlord's responsibility. If you're a homeowner, we'll work directly with you. Either way, we explain pricing clearly before any treatment begins.
